If you are buying a home, refinancing, or just trying to figure out what your mortgage options could look like, I’m happy to help.

I do not treat mortgage preapproval like a casual guess. I look at the full picture so we can talk through real numbers, real options, and whether the loan has a path to closing, with approved credit and final underwriting review.

How to Get Started

The best place to start is with an application so we can look at the real numbers. Once I have the application and needed documentation, I can review the file and talk through options based on the information provided.

1. Apply Online

Start the application online when you are ready. It gives me the basic information needed to begin reviewing your loan options.

2. Send the Needed Documents

Depending on your file, I may ask for pay stubs, bank statements, W-2s, tax returns, mortgage statements, insurance information, or other documentation.

3. Review the Numbers

We will look at payment, cash to close, loan program options, and anything that needs attention before you move forward.

4. Make a Plan

If the file has a path forward, we talk through next steps. If something needs to be fixed first, I would rather find that early and make a plan.

My Thought Process

I take preapproval seriously because I know what is on the other side of it. There is a family making plans, writing an offer, paying for inspections, and trusting that the financing has been reviewed carefully.

If something looks tight, I would rather talk about it early than let it become a problem later. That does not mean every file has to be perfect. It means we need to know what we are working with and whether the loan has a real path to closing.
