I’m Chasity Graff, Mortgage Broker/Owner of LA Lending, LLC. With over 20 years industry experience, I help Louisiana buyers and homeowners understand mortgage options, compare loan programs, and work through the details of buying or refinancing a home.

I built Louisiana Mortgage Handbook because mortgage information should be easier to understand. Most people do not need more jargon. They need someone to explain what matters, what can change, and what the next step actually is.

Local Louisiana Help

Mortgage rules may be national, but the details still feel local. Insurance, taxes, property types, flood zones, title work, and timing can all matter in a Louisiana transaction.

Plain-English Guidance

I try to explain the mortgage process in a way that makes sense, without making you feel like you should already know the language.

Real File Review

I would rather review the details early than give a quick answer that creates problems later. The goal is a loan that has a real path to closing.

How I Work

I do not treat preapproval like a casual guess. If I am reviewing a file or giving guidance, I want to understand the full picture — credit, income, assets, debts, payment, cash to close, property details, and loan program fit.

That does not mean every file has to be perfect. It means we need to know what we are working with. If something is tight, I would rather find it early and talk through options than let it become a surprise after you are under contract.

My job is to help you understand what is possible, what needs attention, and what has to happen before a loan can be fully approved and closed, with approved credit and final underwriting review.

Why Louisiana Mortgage Handbook Exists

There is a lot of mortgage information online, but much of it is either too generic, too technical, or written like everyone’s situation is the same.

Louisiana Mortgage Handbook is meant to be different. It is a place to explain mortgage topics in plain English, from preapproval and credit to income, closing costs, insurance, loan programs, refinancing, and what can change before closing.

It is educational first. If you decide you want help with your own numbers, you can apply or reach out directly.

What I Help With

Preapproval, payment review, loan program comparisons, cash to close, seller concessions, documentation, and getting ready to write an offer.

Refinances

Rate and term refinances, cash-out options, equity review, payment comparisons, escrow setup, and whether a refinance actually makes sense.

Conventional, FHA, VA, USDA, and other available options based on the full file, lender guidelines, property details, and approved credit.

Mortgage Questions

Sometimes you are not ready to apply yet. You may just need to understand what something means, what matters, or what to avoid before you move forward.

My Thought Process

I know the mortgage process can feel like a lot. There are forms, disclosures, credit questions, underwriting conditions, insurance quotes, title work, appraisals, and deadlines. It is very easy for a borrower to feel like they are just being asked for one more thing without understanding why.

I try to connect those dots. If I ask for something, it is usually because it affects qualification, documentation, timing, or the ability to close. My goal is to keep the process moving while making sure the file still makes sense.
